First steps after the inheritance
To sell or transfer the property, the heirs usually need to prove their inheritance, for example with a German certificate of inheritance (Erbschein) or a notarised will, and have the land register (Grundbuch) updated. If you apply within two years of the death, updating the land register is generally free of court fees.
Every case is different. A notary in Germany and a tax advisor familiar with your country of residence should confirm what applies to you.
Keep, rent out or sell?
A realistic valuation is the basis for every decision, also when several heirs need to agree. We assess the property on site and explain the value with prices actually achieved in the location, so all heirs can follow the reasoning.
If you decide to sell, we take care of documents, viewings and buyer checks locally, and keep you informed in English. With a notarised power of attorney the sale can usually be completed without travelling.

Offer the house to pre-qualified buyers without a public listing, if you prefer.
Through to the notary
We prepare the contract details with the notary and attend the handover.
Frequently asked questions
Do all heirs have to come to Germany?
Usually not. Heirs can be represented with a notarised power of attorney. Documents signed abroad may need an apostille or legalisation; your notary will advise.
Do I have to pay tax on the sale?
That depends on the holding period, your residence and the circumstances. Please ask a tax advisor before you sign. We can recommend local contacts.
